I was just offer a refinance rate of 5.125% which seems high to me. What rate should I expect to receive to refinance a $160k mortgage?

Too many variables to advise... I would recommend you get a second opinion, but do take into consideration that we had the highest rate increase in 13 years last month and so the super low rates we were used to are not quite there anymore. Many of the rates advertised on TV are for 10 year and 15 year fixed loans, so just shop around.

It should appraise anywhere from 195 to 210

Bankrate.com is saying that mortgage interest rates in Las Vegas are running from 4.175 to 4.66 today. Of course these are rates for people with higher credit scores (740+) with 20 percent down. No points.

I would be refinancing at 20% equity, and my credit score is around 750.

Depends who you are working with, BOA just offer to one of my clients 4.25 Interest Rate. Also depends on type of a loan you have . FHA is offering 4.0 - 4.5 IR
