Getting a loan through the big banks isn't likely without verifiable sources of income. I suggest you speak with a mortgage broker who may have access to smaller 'Mom & Pop' banks and individuals with financing resources. You mentioned putting 30-40% down, but did not mention a price range of homes in our North Dallas suburbs. You may also consider lowering the price of the home and seeing if you can find a home on which to do a cash purchase. Your options are a little more limited without your income showing on tax returns, but with an average home price of $140k in DFW, we are one of the most affordable parts of the country in which to make a home purchase.

I spoke with my lender and your income is not verifiable through your tax returns, it would be incredibly difficult for you to get a mortgage. The amount of money you are able to put down is basically irrelevant if you are unable to verify your income. However, there are other options. One way would be to have someone look at your tax returns, and also whether or not you own other properties, either residential or commercial can make a difference. Another option for you would be to go through your personal bank, and depending on your relationship with them you may be able to receive a loan through them.

You definately should talk to a lender. However with what you are putting down, you should be in a good position.
The best thing you can do is talk to a mortgage professional directly. I can offer you the number of a few different ones. At 30 to 40% down there will definitely be options. If you are not being represented by a Realtor just yet let me offer my services. I am currently helping two buyers in that area and am familiar with the inventory. As an added plus I rebate 20% of my commission to you after closing as an added incentive.
