A: You should start as soon as possible so you know what to expect - no time is too early to learn about the mortgage qualification & homebuying process, as there is a lot to know and to plan for, and if there is something about your situation that you would need to change (adjustments/expenses on tax return, working on your credit etc.), in order to get approved it's good to know ahead of time to you can carry out the plan.

Hi, You will want to get yourself pre approved for a mortgage first. The banks will tell you what they are willing to lend you based on your financial and credit information. Once you have your pre approval letter you can begin interviewing agents, I recommend 3 buyers agents. A buyers agent will represent your needs and best interest. The listing agent represents the seller and their needs, always. keep this in mind if you ever decide to call a listing agent of a property you like.

Hi Melodysfs,

The first contact you want to make is with a lender - unless you're going to be paying all cash. If you're going to start looking in April, you should contact a lender in March. You want to get pre-approved. This serves a couple purposes: 1) you know how much you qualify for and therefore know your price-range, and 2) sellers want buyers to submit their pre-approval with the offer.

Second, you should contact a Realtor in the area you are interested in. Ask friends and family for references. 'Interview' a few Realtors and hire the one you are most comfortable with - you and your Realtor will be a team so being able to work together is a must. Keep in mind the seller usually pays the commission for both Realtors (the seller's and the buyer's) so it most likely won't cost you anything.
