Confused101,
Let the agents list and show homes and let the mortgage professional, such as myself, worry about the financing.
We are very strong with "manual underwrites", which means we take circumstances and mitigating factors into account over credit scores.
We also have a great credit repair program.

You should contact a lender and they will look at your credit situation and advise you the steps you need to take to repair your credit. They will also advise you on the length of time it will take to get your credit where it needs to be to buy a house. I have several great lenders who I can refer you to. Good luck!

Hello, Confused 101!

The very first step you should take is knowing exactly what your credit score and credit history is! Is your problem "bad credit" or "no credit"? Yes, you need a credit repair specialist who can pull your detailed credit history, plan a session with you to review and analyze it, and develop a plan of action to improve your credit. Improving your credit takes COMMITMENT, DISCIPLINE, and PERSISTENCE, but it can be done.

"Bad credit" is not the only obstacle in buying a home. Lenders will also look for job stability - have you been on the same job or in the same profession for at least two years?

While there are some grant programs available to assist with down payments, and Sellers often assist with closing costs, you will most likely need to have some money saved to purchase a home, and cover those miscellaneous costs for utilities re-connections, etc.

We'll be having a "Homes and Loans Oktoberfest" in a few weeks that will give you lots of information and answers to your questions, in addition to some great food! Email me, and I'll get you registered for the event free of charge.

Your best bet is to work with a lender who has a credit repair program as they will look at your specific situation and advise you on the best way to repair your specific credit problems. Be prepared to make a real commitment to the process though, because not all credit problems can be fixed in a month. I have worked with Brandon Buchardt at Southern Trust (843)478-3876 - with other buyers who needed credit repair (the best part is that it doesn't cost you anything to get the help!)
