best way to find a real estate agent who knows the area and where can I see listings that fit my criteria. I have been searching the web for over a month and all I find is houses in Woodbridge or Manassas and i don't want to go that far out. Thanks
A townhouse in Arlington for 200,000-225,000 is going to be a stretch. If you are committed to Arlington your might want to look at a duplex n the Ft. Barnard neighborhood. There are not alot of 2 bdrm townhouses in Arlington, and definitely not much in that price range. You may want to think about a garden style condo as an alternative.
For agents, use Google. Try "Arlington town homes", "Arlington real estate agents", "Arlington real estate blogs", etc.
For searching properties, try http://www.homesdatabase.com and http://www.franklymls.com.
I know of a few really good agents in Arlington I can refer you to if you'd like. Just let me know.
Wilson - I am sorry, Aj is right. I have a single family home listed in Arlington at $415K, and it is a real steal at that price, I don't expect it will last long. You can get a nice home in Loudoun in that low $200K range thatt will fit the criteria you listed, and some areas of Fairfax County.
If you are searching on Homesdatabase.com that does include any homes that are in our regional MLS, it is the same search engine that AJ and I would use - except our access has more flexibility (we can search for a greater number of details than public sites allow).
Why don't you give either AJ or myself a call, we can familiarize you with the area a bit better - AJ probably does more in Arlington/Alexandria than I do, so you might want to start with that. I work mostly in Fairfax and Loudoun Counties - like the areas near Dulles airport.

Arlington is a great place to live, that's why my wife and I live there. That being said, I just did a search of Arlington County, fee simple, under $225,000 and the only thing that came up were 5 duplex's in the South Arlington area of Shirlington. Part of your challenge may be the price point your searching, as the closer-in locations are receiving higher prices in general. Condo townhomes that generally provide greater amenities are going for even higher prices than these fee simple listings.
You need to consider whether your price point is flexible or the area your are willing to buy in is, because the two really aren't that compatible. If you would like some assistance with your search, please feel free to contact us directly.
