Based on my search, I located five properties classified as a single family residence and/or townhome that are listed at $135k or less, without an HOA. I did not include condominiums in the search, as you did not mention this.

I have no idea what you are talking about . I wasn't referring to anyone's process . Merely answering the question posed . Whatever your business practices may be are none of my concern . I'm simply being honest and forthright with a consumer and answering a question . My sincere apologies if you felt I was referring to you , I honestly didn't even read your reply before posting mine . I'm sorry you felt as though you needed to defend your business practice . @RockinRealtor, we request our form to be filled out to gather the buying criteria from the client so that we can better assist them in building an investment strategy specific to their needs. It is in no way a waste of time or telling the client "what they want to hear".

Good luck . The inventory is low and people are making multiple offers . It doesn't matter that you ave cash , be prepared to pay 20k to 30k over list price . There is alot of competition and low inventory . Don't let anyone fool you. Into thinking otherwise . It is better to be completely honest and sit down and map out a plan of what's important to you when buying a property . Time is far to valuable to waste filling out forms to capture your data when what you really should try to do is sit down one on one for an education on what is realistic in this market . Alot of people will tell you what you want to hear instead of preparing you for what opportunities you may have with your idea for purchasing . Reality check and education are your best bets before purchase .
