I want to buy a house, first time buyer. Looking for a house in Palmdale.I dont know where to start.

Hello Beauty.for.ashes88,

You've received some excellent answers and the reality is - start with a lender. The lender will advise you on downpayment requirements, pre-qualification requirements, they will also run your credit, and advise as to whether you will have a loan issue up front.

Paul Porteus one of the lender's who answered below is local to the Antelope Valley and is one of my business partners, I highly recommend him and his company Prospect Mortgage.

Once you've spoken with the lender, then your ready to sit down with a REALTOR - interview 2-3 agents and find someone you click with, someone who is listening to what you want, and can help you put together the plan to accomplish your homeownership goals. You do not have to settle with the first agent ~ my parents went thru 3 agents before they found the "right one"...and that is okay, just be honest with the agents your working with, they will understand if they are trying to be of assistance to you.

We recommend Buyers start by visiting with a reputable mortgage lender to pre-qualify. Next step would be to find a good Realtor - interview a few telling them what you expect from them during the process and choose one you are comfortable with. Once you know what you can afford and who will show you the homes you like, happy house hunting!

Find a local Realtor you feel comfortable with and let them guide you through the process of home ownership. A good Realtor will have a team they know and trust and will be happy to point you in the right direction. You should figure out what type of home loan you qualify for?
You need to have steady income, stability and meet the credit guidelines for the programs below
FHA, VA and USDA. Also ther are some specific programs you may qualify for to help you with your down payment
All of these programs are government backed to some degree

Good afternoon,

Here's the advice I give to my First Time Buyer clients here in New York:

First steps:

1. Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

2. Get a referral to a good, local, real estate attorney. Call the attorney, retain the attorney so you have her information handy when you make an offer. Having that information at time of offer helps you demonstrate to the Seller how serious you are, and they will consider your offer with more interest.

3. Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

4. Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

Put together your Team of real estate professionals and shop 'til you drop!

Choose a Realtor, then have them introduce you to the local lender they trust the most, it is hard enough closing a deal with a team that works together, very hard when that isn’t the case, good luck,

Well, you're off to a good start! =)

The first step would be to talk to a lender so you know exactly what price range to look in.
They will be able to tell you what your payment will be, and give you info on the different programs available to you (such as down payment assistance programs, neighborhood stabilization programs, etc). Once you know how much house you want to buy, you can begin the search for your dream home!
