My parents' neighbor recently put his house on the market. When I looked into the history of the property on ACRIS, I saw he is not the owner, as per the last recorded deed. He says he bought it from the LLC listed on the last deed on record. When I looked up contact information for this LLC, I found that all the numbers are disconnected and the website no longer exists. I left the neighbor a message and told him i wanted to talk to him about some information I came across, but he hasn't called back yet. I am VERY interested in this property so I'm hoping someone can give me some advice on the next steps to take. Is it possible that he doesn't own the property and doesn't know it? Or does this sound like a scam?
Sounds like you need to keep searching-By the way that is what the Title company does. Many documents were not filed propertly(especially on Acris) I had contacted them on many occasions. I still find wrong block and lot ..etc etc...anyway. Give the owner a call again...he could be away. LLC are limited liability corporations, usually buy multiple homes 3-4 and then change names to buy another 3-4 homes. You can also go on NYC.gov and check out in the Finance Dept-(you can search by block and lot or by address)who has been getting the tax bills, Need my help cell # 718-614-3167 Terry K
I have 2 answers for you. 1st, it is possible the "owner" was scammed. 2nd, you can go to the County Recorder's office, look up what documents were recorded, dates and types of docs. (In some Counties, these are on the internet) If this "owner's" name didn't come up, he is either, not the owner, or bought it on contract for deed. Why hasn't this person shown you his contract and/or deed. I would be more suspicious of him if he can't provide the proof.
