I want to buy a house. It has to be one story. I also want to be in the sliverado ranch area. Catus and LVB area.

There are 3/4 less 1 stories in Las Vegas especially in a newer area like Silverado Ranch. New Home Builders could put more 2 story homes on their lots so most did. It is not a surprise that now that our market is going back to normal there is a premium again on one stories.

Sounds like you know what you want. There is very little for sale and often there are multiple offers in the first few days a home is listed. I can help you-but I would need to discuss with you finances,how much you could or want to pay, number of bedrooms,baths, etc. Like a doctor, I need to know some things before I can proceed.to properly assist you. You are better off buying a lot and building on it. There are so few available listings that match your criteria because so many buyers want what you want. Then you have investors from all over the USA and all over the world gobbling up these homes, along with the hedge fund companies who smell (the stench of) profit in the Las Vegas air.

Also, in case you are fortunate enough to be able to find the property that matches your criteria, be sure to offer 10% or more above the asking price if you are really serious about the property. If you are one of those who insist on offering less than the asking price, I would highly recommend you choose a different State to buy your home (with all do respect). It is a CRAZY SELLER'S MARKET NOW in Las Vegas, North Las Vegas, Henderson and Boulder City.

That is good basic information. Sounds like you know what you want. That is a good start. There are one story pool homes in the SR Ranch area. Should not have to build your own.

Good morning Littlemoon,

First steps:

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

Put together your Team of real estate professionals and shop 'til you drop!

The houses in that area with a 10,000 ft. lot are going anywhere from 295,000 to 1,175,000 depending on what you want.
