If you like the property and are declined for a 203K then why not buy for cash fix it up and then get financing?

FIRST ANSWER

What is the maximum loan amount? Including repairs.

The next step would be to find an acceptable property for you that will qualify under your loan requirements.

The property has to appraise at the post repair amount, and you can make a 1 time paydown of unused funds directly to principal.

The money stays in escrow and paid to the contractor as repairs are completed.
