I want an 80k home. I have 20k to put down as a down payment, but no real credit history. What can I do to get a home?

Not having a credit history does not rule you out, it just makes it much more difficult.

Some lenders are able to use "alternative credit" to qualify you. That depends on the lender. Most traditional lenders will shy away from you, but the larger than normal down payment will help make your case.

If you have time, you can establish credit in a matter of months. It just takes some savvy action on your part and a reasonable, dedication to the effort.

No credit history many times lenders MIGHT take alternative credit. Unconfirmed unless you contact a mortgage broker direct complete a loan application.

Many families who make high $$$,$$$ per year truly have no credit they torn up credit cards years ago.

Morning Casey,

So from what you are saying you have about 25% downpayment which is great!

You will still need to qualify for a home loan for 60k. Please email me and I would be more than happy to share my lenders contact.

We are closing on a client's home next week and she has a 550 credit score and she got a rate at 3.5%!!!

My email is dixondfw@gmail.com.

Thanks and good luck

No credit history is much better than bad credit history. Talk with a lender.

I can refer you to several lenders and we can have them explain your options based on the type of loan that would fit you best added with your credit score. Feel free to contact me I'm not far from you, my office is in Arlington.

If you don't have a score, we can still use alternative credit, such as a 12 month rental history, cell phone, insurance, water, power, etc. for an FHA loan. Work with an experienced, licensed loan officer who has a strong FHA background for this because it's not as easy as it used to be.

Good luck!
