I want a home in LOX and there are plenty of them The problem is the time it tkes from Pre-foreclosure until

the Banks actually give up the property...why? Short-sale seems a real oxy-moron, yes? How do we speed things up?

After 6 months it would seem Indymac is close to a answer...they just did a 3rd BPO today and we are hoping by next week to get a closing date for the house. I am so frustrated and can only hold my breath at this point. This house has been on the market since April and we are the only people who have made a Offer on the home. You would think with that fact they would want to get rid of it before losing the sale due to procrastination by the paper pushers. Good Luck to all who to get into the fun of Short-sales.

Hi Michelle...I have a home for sale in the Acreage that is priced comparably with the short-sales, but it is NOT. I have just reduced the price to $298,500 to sell quickly. Please take a look at 12441 66th St North. It is a beautiful 4-bdrm, 2-1/2 bath 2-story on 1.16 acres. 2500' under air/3500' total. The problem lies in that a pre-foreclosure can have many issues. It can have issues w/ taxes or HOA's. The bank also needs to get a BPO(Broker Price Opinion) on the property. They are also collecting financial data from the owner's and determining what to do w/ the difference. They are also under-staffed in this department.

If you're looking for a quicker buy, then I would recommend only searching for bank owned properties. You can get a yes or a no within a couple of days.

FIRST ANSWER

Unfortunately there is no was of speeding the bank up. It takes 2-8 months and each bank is different. Ity depends on how many people they have taking care of the files. They have so many files that they are overwelmed . If you are willing to wait you can get a good deal but if you cannot wait try and find something that is not a short sale. Remember even those you put in an offer to the bank it may not get approved. then you waited all that time for nothing.
