You can contact me and we can determine exactly how much you can qualify for. Miramar Beach actually qualifies for the USDA Rural Housing Mortgage program, which allows a buyer to get in with zero down! You can reach me at 850-362-6901, ext. 2 or you can email me at sbotelho@waterstonemortgage.com. I would love to assist you and get you to stop paying your landlord's mortgage payment!

Hi Tammy,

I have lived in Miramar Beach since 2003 and we love being near both Destin and Sandestin/30A. My kids went to Butler Elementary, Seaside and now are at South Walton High School. I would be happy to help you find a great place in my neighborhood. Call me or email me today if you are not already working with someone else. I look forward to meeting you!

Hi Tammy,

Also... if you don't have an adequate credit score you may be able to buy a VA foreclosed home. They have VA Vendee Financing that doesn't require a certain credit score. You can search VA foreclosures here:

VA.Equator.com

Also the USDA offers a Mortgage that is forgiving on credit score, too.

Hope this helps.

Hi Tammy,

You won't find a better time to buy in Miramar Beach than now. Interest rates are beginning to climb, and the prices are way below history--they are running about the same as 1990 prices, so it is a good time to make your move. What type of property are you lookiing for, and what price range are you looking in? Condo, single family, etc? Do you want to be in Sandestin, or another community where the fees arent so high?

Would love to assist you if you would like. It would be a good idea to contact a lender to see what you can qualify for.

Best of luck in your search and let me know if I can help.

Hi Tammy,

Have you begun the process with the bank pre-approval. I can recommend a local lender with great rates and low closing costs. I also have a first time buyer brocure I can send upon request. I am located in Destin, Florida. Thanks and congratulations!

Hi Tammy,

I recommend you apply with http://www.KristineBredeau.com She's the bank manager of HomeBanc and she can give you a definite answer as to your ability to obtain financing. It's based on your credit and your income and employment history.

Hope this helps.
