I've found a couple of likely prospects.
Now I need to find a HUD buyer's agent in the 48184 area. They seem a bit scarce and certainly do not advertise. Is dealing with HUD difficult for them? Would they rather not be bothered?

You can go to the following site and search for registered HUD Brokers: www.clfres.com - on the right side of the home page it says "Find a HUD Registered Broker in Your Area" Only those Brokers listed can submit offers online for HUD homes. Many Brokerages are not registered and can not submit offers until they are. Once you find a registered HUD Broker, make sure they also have a HUD key. HUD does not use lockboxes, they use master padlocks and master keys. Any Agent with a firm that is a HUD Registered Broker can submit bids, so long as the Broker gives the Agent authorization to do so. The Broker is ulimately responsible for the Agents use and misuse of the Brokers NAID number. All bidding is done online.

You might make your 1st question to the agent "Do you have a HUD key?" That will eliminate some of the rookies and the wannabes

Any licensed Realtor can show you HUD homes and present offers for you. There are some agents that are approved to list HUD homes but you should have a Buyers Agent to protect your interests, independent from the bank. Just interview several agents in the area code 48184, there are many. Ask them how many HUD houses they have closed on the last year? I know a good one in Farmington that lists many HUD homes if you need a name.

Heldmyw, I agree with Melinda. If their Broker (company) has a HUD ID number any agent in the company can help. Simply call an office (not the agent listing the home) and ask to be contacted by an agent with HUD experience.
