I've chosen a house to purchase and I'm trying to figure out what amount to offer

they are asking for 109,000 and I will requesting 6% sellers concessions

you need a real estate professional to assist you. the listing agent is working in the best interest of the seller only. the seller is already paying a buyers agent commission. its in your best interest to get representation. you will most defintely over pay or lose out on other contract terms. give me a call tomorrow as i specialize in working with buyers in the rochester area utilizing my certified buyer representation. it does not cost you anything out of your own pocket. You nothing about the Seller?
You know nothing about the Market Value?
You don't know if $109 is a good number or not?
What will happen if the house is worth $125 and the Sellers are not desperate?

No, I actually have a realtor. I know that house is assessed for $81,000 as of this year. I know they are trying to sell by the end of this summer. They bought the house in 2005 for $88,000. The comps in the area indicate most sales in the last 6 mos have gone for $101,000 to $109,000. My realtor is good and very helpful. I'm just looking for some other ideas.

The comps in the area indicate most sales in the last 6 mos have gone for $101,000 to $109,000. My realtor is good and very helpful. I'm just looking for some other ideas.
