Home Buying in New Braunfels>Question Details

Andrea, Home Buyer in Saint Louis, MO

I've been told that New Braunfels is the place to be in the S.A. area for good schools and a suburban family environment. True? Other areas out

there? There is a possiblity my husband and I will have the opportunity to relocate to the area. We have three children (12, 2, and 3 months) and solid schools are a vital requirement. We are looking in the $250,000 price range. I have never even visited the area, so any tips would be helpful!

I live in San Antonio, but have friends who moved to New Braunfels about 15 years ago. They are still there, and love it. We go to New Braunfels for the fun of Gruene, the wonderful restaurants, and Farmers' Market on weekends. The school system is very well thought of.
As a licensed mortgage broker, I can recommend the 100% USDA mortgage for many of the neighborhoods around the downtown area, even though not in the city itself. The house must be in an eligible area, and there are reasonable income limits for the program. It's the best 100% mortgage available, and you don't need to be a first-time homebuyer either.

I have moved house 40 times, lived in 4 different countries, and I have to say, New Braunfels is my favorite. I am always restless and looking to explore new places to live, and a while ago, my husband and I were considering moving to Maine. Then I realized I would miss this place too much! The schools are fantastic, the people are friendly, I personally love the weather (although a lot of people can't take the heat in the summer) and it's just perfect as far as I'm concerned. And $250,000 will go a long way towards buying a really great place. I personally find the CBHarper website the most user friendly. I'm not an agent either, just a mom of 4 :)
Check out the photos of Landa Park, that's what made the decision for me when we were looking to move down from Colorado. Oh, and I've recently joined the Tree Of Life church which has a fantastic kids program and facility. Check out their website too. About 13 miles away is Canyon Lake which is a great place to go in the summer. And Pedernales Falls state park is about an hour away, the beauty of it took my breath away. They have bumper stickers here saying, "I wasn't born in Texas but I got here as fast as I could" They're not wrong!

I have lived here since I was 12 and love it! The others are spot on -- our schools are great! Don't take our word for it though, you can visit. http://www.newbraunfels.txed.net for info on New Braunfels ISD and http://www.comalisd.org for info on Comal ISD (those are the 2 school districts in NB). Some fun things that NB has that others don't are our awesome festivals -- Wurstfest (starting November 4th), Wassailfest (drinking hot cider, walking around downtown, Christmas caroling), the Christmas Tree lighting ceremony downtown, Wine and Saengerfest, the list goes on. If you are looking for a town that has character -- we got it!

This is a wonderful family oriented town and a fabulous place to bring up children. Although my children did not grow up here my grandchildren have and they are now graduating from high school with honors. I don't think you will be disappointed with New Braunfels, everyone loves it here! Hi Andrea, yes schools in Comal County are sought after and after raising 2 children here my experience was generally positive. Another popular option is the Schertz/Cibolo area schools, and your buying power might go further in those communities. As an experienced Realtor in boh communities feel free to email me with general or specific concerns or questions, thanks and good luck!

You'll find that New Braunfels schools are superior to all surrounding school districts. We're very proud of the educational system we have in place here locally. I have a blog site you may like to look at which has videos of various things to see and do around our lovely town, and additional information on the schools. http://www.godblessedtexas.com

I love my life here! Close enough to big cities, yet still has the small town feel, plenty to do here! Take a look at some of our town at http://www.ci.new-braunfels.tx.us click on the picture and take a tour. We have 2 rivers, a large waterpark, good schools. It's a good life!
