Home Buying in Westfield>Question Details

William S., Both Buyer and Seller in New Jersey

I think I'm ready to sell my home in Chatham, I bought it as a short sale for a pretty good price and think I can get the money invested in 2008

Asked by William S., New Jersey Tue Jul 27, 2010

back. I'm considering a move to Westfield. Can anyone post information about parking and the train to Manhattan, which are the best schools in Westfield and if finding a fairly updated home with a nice size lot is realistic in the $600K price range on the better side of town?

As was stated here previously, there is about a 2 year wait for spots at the train station. I have lived in Westfield for many years. My daughter has gone through the schools here, and is now at the high school. We've been very happy here.

Please vitis my blog at http://www.TheTownBroker.com to find answers to your specific questions about the Westfield market. It's the only Westfield real estate blog (that I'm aware of). Here you'll you'll find information about schools, as well as other points of interest. I post several times each week about the local market and real estate related issues. You can also search all the available listings in town from this site.

You'll find that $600K will buy you a nice home here in town. North or south side...they're both wonderful! You may give up some lot size if you're looking for more updates in this price range.

If I can be of any assistance to you, please don't hesitate to call.

William,

I both live and work in Westfield -- have had 3 kids go thru the schools. All students go to the same high school; all students now go to the same 'early childhood center' for Kindergarten. In any given year, the test scores from one school are marginally higher than another -- but not in any significant way.

Regarding commuting to NYC -- we have both the Raritan Valley Train Line, as well as bus service to Port Authority Bus Terminal. Some homes are within a short enough distance that commuters walk or even bike to the train station. There is indeed a wait list for a parking permit; when I checked last month, they told me it could be 2 years for a prime space right at the South Avenue lot -- potentially shorter for other lots a block or so away.

Please contact me directly -- I'd be happy to assist in showing you homes and sharing my knowledge of the town/schools/shopping/parks/etc.

Hi William, All the elementary schools are great. We have one High School and that is the "jewel" of our town. When your children get to high school, that is what is going to get them into college. $600,000 may get you a nice home in a great location but it might not be as updated as you would like. There really is not a better side of town. North/South. There are better streets on both sides. I live and work in Westfield and live on the Southside of town. My children walked to all the schools.
I am going to send you the link to my website http://(www.EileenPassananti.net) so you can check out all the homes in Westfield. Also, check out http://www.westfieldnjk12.org to find out about all the Westfield Schools and also www. westfieldnj.com to find out all about Westfield.

If you are looking to buy a home here, Coldwell Banker Residential Brokerage 209 Central Avenue has been the #1 office in the area for over 12 years and The #1 CB office in the country. Go with the best!!!

Ok. As far as schools go, your best bet is to visit the state website: http://education.state.nj.us/rc/ Here, all the schools are compared with the same data, so you can look at "apples to apples" and make a good informed decision. I'm not exactly sure what you mean by "the better side of town." If you were more specific it would be helpful, but your price point is not unreasonable for what you seem to be describing. This is the link for the parking info in Westfield which should help you with those questions: http://www.westfieldnj.govoffice2.com/index.asp?Type=B_LIST&…

This sit will help you with the train info: http://westfieldnj.com/trans.htm

Hope that helps.

Dear William:
I can assist you with both. Being a Morris County Realtor, we can discuss the market value of your current home which will give you a good idea of what you can purchase in Westfield of which I can help you establish a relationship with a Realtor in that town. I can also assist you in Westfield also.
As far as transportation, schools, etc. I ask you to visit http://www.city-data.com it is very complete. If you are looking at homes for sale that fit the 600k range (of which you can find something vcery nice)visit my website and click onto property search. It includes all properties available for sale.
Best of luck and I hope to hear from you.
