I see houses listed on trulia NOW that I was told had stold 3 months ago. I live out of the country and want to buy a vacation house or condo.

How can I tell if the listing is active? I waste a lot of time on the internet on listings that are not active

I suggest finding an Agent that is a specialist in the area you are looking at. They can keep you up to date on all MLS listings in the area. MLS is the only place you will find true listing information. We have a direct connect with the MLS on our website http://www.azgrandestates.com.

Search on realtor.com, the official site of the National Association of Realtors. They take the latest info about listings from every MLS in the U.S. and are the most up-to-date internet resource. You can check out any part of the country.
May I suggest the New Hope, Bucks County, PA area or beautiful Hunterdon County, NJ.

The answers below are on the right track. Neither Trulia nor Zillow or other listing aggregators are true listings portals. Data is out-of-date and woefully incomplete. Get in touch with an agent or go to an agent site where there's an operating IDX feed and you'll get much better information.

I specifically have helped a number of buyers in Surprise.

While it's great to have access to all sorts of properties on websites such as trulia, realtor.com, zillow, etc., those websites do not always have the most current information. The best way to get information on listings with your specific criteria is to develop a relationship with a local Realtor. Trulia is very outdated. If you want a great site that is always up to date then check out http://www.RanchoElDoradoRealEstate.com. This site is directly linked the the MLS and will allow you to input your own search criteria. Just click the real estate tab at the top of the page.

Good Morning, as answered by several of my counterparts, there are several reasons why a home may show up for sale or appear to be for sale that you were told sold months ago. You really need to commit to a REALTOR that works and knows the area and can help you with this very important purchase. The internet is a great starter source, but you should never rely on it for this purchase. I have buyer programs that assist my clients no matter where they are currently living and allows them to be current on properties and saves you the buyer the time wasted. In todays world that is a valuable commidity and one you do not want to waste. If I can assist you, please let me know.

Unfortunately, there are ALOT of outdated websites out there. That is one of the reasons that my husband & I have built our website to allow our clients the ability to search the REAL Arizona MLS. You are actually searching the exact same database that we do! It is "up to the minute" accurate and will provide you with the most information possible concerning a property. You can set up your own search using 100's of different criteria so you can see only the properties that suit your needs. You can even search for just foreclosures or short sales, or eliminate them from your search all together. Completely up to you.
If you prefer, I can also set up an "auto email" for you. You let me know what your search criteria is and I set up the program to send you all of the new listings that meet that criteria. I can set it up to email you daily, twice a week, weekly....whatever you'd prefer. This way you are sure not to miss anything that comes on the market.

Instead of depending on the internet to search for a vacation home, connect with a local Realtor who will keep you updated on properties that meet your criteria. Here in SW Florida we have something called listing book which my buyers and sellers love. Ask the agent if they have access to that program through their MLS.

Depending on the source average consumers who don't have access to the Arizona MLS directly can't tell when a listing is in AWC "active with contingency status" This is the status that listings go to when under contract as a short sale. Many web sites show them along with active listings although they are not actually available. In other cases, buyer may have not completed the purchase and allowed the home to go back to the market. I live in Surprise and can answer any questions you might have about our market here, and do a little leg work for you while you are away. Sometimes technology just can't beat a real live person. I recommend working with a great realtor such as Randy Bishop, BishopLegacy Group@gmail.com or 480-209-2383. That way you will be kept up to date on listings, etc. Still using technology, but in a good way!
