I saw info/pics on a FSBO house at 109 N.E. Lakeside Dr in Birchwood Lakes subdivision (Medford, NJ)...
I saw information & photos of this FSBO house that is BEAUTIFUL, priced much lower than neighboring houses for sale, and the sellers are offering a buyer's concession!! The FSBO sign in the yard showed that this home is listed with "MilitarybyOwner.Com"-- I LOVE the neighborhood & Medford, and I am very interested in this house...what would be the best way to pursue this house? Thanks! :)

There are a number of things that go into a transaction for real estate other than price. It is great you have found nice property in an area you like. You now need to know all the most recent sales in the area. Any homeowner can ask or list their home for any price. What really matters is what has actually sold in that neighborhood within the last few months. You may also want to know at what price the homes sold for the last few years especially since we are in a down market. You would want your transaction to be at "arms length" as well. This will alleviate alot of stress. So in a nutshell you really should consider having a buyers agent represent you. As a buyer you do not have to pay a fee. In most cases the seller even on a FSBO have already stipulated a finder' fee they will pay any agent who brings them a ready willing qualified buyer. We have an office right in the heart of town. Many FSBOs will pay a buyer agent commission. It is in your best intersts to have a buyer agent. While you can contact the seller directly through a website or telephone, I suggest you use a buyer agent. Google for agents in Medford, read their websites and phone a few. Talk w/ them over the phone and ask them why they should be the agent to represent you as a buyer. Ask your buyer agent to contact the seller.
