I am pretty sure that the taxes were figured from a previously assessed value, not the current purchase price. This can be changed if you ask the assessor's office to re-assess the value.

I can't imagine why the tax would be that high. Make sure you are not looking at information that shows back taxes. If it is actually annual taxes then it needs further investigation with the County Assessor to find out why. Your agent should be able to help you with this.

Another possibility is that the the current owner is a "non owner occupier". The tax rate is higher if the property is not your primary residence.

FIRST ANSWER

Good question. The property taxes are based on value of the land and the home, not the purchase price. The taxes for 2008-2009 might be a little lower, and you always have the opportunity to present your appraisal to the County Assessor's office for them to re-assess the value, if it is lower than the county figures.
