If you are a first time homebuyer and your total household income is less than about $71k, you can get $5k bond money to help with your downpayment and closing costs. If you earn less than about $41k then you can get $7,500.

Unless the seller is providing 100% financing you'll need to find a lender that's OK with that, too. It might be a development or city where there is a special program so check with City Hall to find out. Otherwise, why not start with a pre-approval with a lender with whom you are comfortable and see what, if anything, you need for a down payment? If you are a veteran, purchasing in a rural area, purchasing where a municipality or the state is offering down payment assistance or buying a HUD-owned home you might find a 0% down program for other properties.
