foreclosures in area. Should I have considered one of these? Is my price too high for the area? Is this town on the upswing?

Its tough to say,

I have seen hundreds of homes in Maricopa. Some of my clients dont mind the fix up of the foreclosures. Some see about 15 of them and decide they want something move in ready.

There are pnly about 5 builders still building in the area, DRHorton, Morrison,Shea, Centex and Cadence. Sorry if I missed one.

I can tell you that in the area, if you see a foreclosure priced at $80,000, it will probably sell for more. In the past month, NO home that any of my clients have made offers on were only single offers. Everyone is multiple highest/best scenario.

Not a rule, but the market in this area is going up slightly

Foreclosures absolutely can lower the value of your home even before you walk in the door. The good news is the foreclosures slowly are drying up and the tighter inventory is causing prices to stabilize.

Thanks for the answer, yes I asked those questions, however, most agents tell me lines of crap to get my business! The concern I had was being there with foreclosures makes the neighborhood unsafe as well as keep depreciating the value of our home.
I go them to throw in 33000 in options which was verything on the list! for the same price. I think I did pretty good on my own!

FIRST ANSWER

What advice is your Buyer's Agent giving you? What were his/her answers to your questions?

Without having your purchase contract and reviewing it, there is no way to know if the price, terms and conditions you agreed to are high, low, etc.

Foreclosures are usually less expensive, but usually require cash to repair the floor coverings, broken windows, new paint, etc, but can be really, really good deals. A New Build home won't have these items to worry you.

Only you can determine if you made a good decision and this can only occur if you have received all the information that you need. By you asking these questions, it appears that you may be missing out on a lot of valuable information that could help or could have helped you to make good decisions. But if you are happy with the home you are buying, then that is a very positive aspect.
