I recently retired and receive $3000/mth in disability pension. However, I have $140000 for a down payment.

FIRST ANSWER
The first question is - what are you looking to purchase ?
Something like a 1 bedroom apartment on up to a 3 to 4 br home
Your income and downpayment look like you coud support a small mortgage
but you would have to go to a mortgage banker or broker and have them check your credit
also before we can determine what you could purchase .I suggest you do this first , so
that you know how much you can afford
