Hello Arthur, I'm Bob, from South Orange County. Since no one has chipped in for South County, I'll mention a few areas in my neck of the woods, just in case you'd prefer a place closer to the coast, and further from any smoggier areas.
In Laguna Hills, just off the 5 Fwy, at Oso Pkwy, you'll find Nellie Gail Ranch which is largely an equestrian and tennis community. Also off Oso, but further inland is Coto de Caza, which is one of the largest gated communities in Southern California, complete with TWO 18 hole golf courses, a huge equestrian facilty, and plenty of other family and athletic pursuits. ( Check out my website for Coto: http://Coto4Sale.com )
Still further South you'll find a number of neighborhoods in San Juan Capistrano which offer larger lots, as well. All of the areas I mention have a variety of price ranges, and you can search them all at your leisure from my free MLS search page, linked below. Let me know if you have any further questions - I've been serving South Orange County for over 33 years, and would be honored to be of assistance to you.
Hi Arthur!
The previous answers have all been correct in naming OC areas with big lots. However, I am surprised that nobody has mentioned Yorba Linda! Lots of "Big Lot" properties!
If you like the big, flat lots ... as found in Villa Park ... you will find them in Central Yorba Linda. Zip Code 92886. For years, Yorba Linda was a big equestrian area and most of the lots are still zoned for horses. However, the horse population has diminished greatly in the past twenty years or so. Today, most homeowners in this area simply enjoy the space and privacy their semi-rural estate sized lots provide. As in Villa Park, the homes in Central Yorba Linda vary from smaller and older ... to newer, large and elegant. Most are custom built homes.
There are numerous pockets of beautiful, large "Big Lot" properties scattered throughout Yorba Linda as you proceed east on Yorba Linda Blvd. Some of these are tract homes and some have good views.
When you reach the far eastern edge of Yorba Linda, you will find many spacious and elegant homes, built mostly in the 1990's, on huge view lots. Zip Code 92887. However, this area is a bit hilly and the lots are usually no longer flat. Most have very large yards, however. Plenty for an expansive pool and lots of grassy area. And, then you have the views .....
The schools in Yorba Linda are excellent. There is very little commercial development. The atmosphere is serene, quiet and affluent.
Another community you might want to consider is Orange Park Acres. This semi-rural area lies to the southeast of Villa Park. You can place it by looking near the top of Thomas Guide page# 800. Some really big lots here and a lot of it is active horse property. But, there are also many beautiful homes here that enjoy the space without the horses. Again, both newer and older construction. Topography can be hilly in places but a lot of this area is fairly flat.
Go to my website at http://www.marleneprescott.com to see recent "Market Conditions" reports on both Yorba Linda and Villa Park. I will be updating the Yorba Linda report in the next couple of days. Please contact me if you have any questions!

Many areas in Orange County have large lots, if you are looking to buy right now what I could do for you is set you up on my VIP Buyer System and what that does is send you automated emails of all the listings that meet your search criteria(ie.: cities, bedrooms, batrhrooms, lot size, square feet, etc.) You will get every new listing as it comes on the market which is a huge advantage for buyers in todays market. If this sounds like something you may be interested in please contact me via email at Johnv@kw.com or on my website at http://www.VGroupHomes.com, (you can register on my website too). Also, this service I offer is free.

Good morning, Arthur!
Karen is correct, North Tustin/92705 has great size lots many of which are on slopes and have great views. Floral Park and Park Santiago in Santa Anna have lovely historic homes and large lots too.
In addition, there are pockets of areas in Fullerton that have good size lots. La Habra Heights have huge lots, but it is practically LA county, so it may be the area you are looking for.
Good luck in your home search!

Hi Arthur,
Although large lots may be found scattered throughout most of Orange County, another good area to look for neighborhoods similiar to those in Villa Park is North Tustin. Technically, this area is in Santa Ana, zip code 92705. Many neighborhoods in this area have 1/4 acre lots as the standard, with nice sized single and two story homes. It would be helpful to know what price range you're comfortable in to give you more specific information.
I'd be happy to answer more questions for you about North Tustin and Villa Park, and to help you locate your new home. Please contact me at (714) 283-6630 or email karen@karenfenn.com to discuss your plans further.
Thank you,
Karen Fenn
