HI There,

My colleagues are correct. You will not likely qualify for the federal $8k tax credit unless your name has not been on title for 3 years... but there is a new GA tax credit that is for ANYONE that purchases a new home between June 1st and November 30 of this year!! It's not nearly as large, but it's something.

I'd hurry up if I were you. Rates are going up! There are great deals out there but you want to move quickly before rates go up even more. They are over 5% again, how much more depends on credit. Still historically low.

I would call Maria, my business partner right away! She's a buyers agent and very knowledgeable in terms of the area, loan availability (you may qualify for an FHA loan to put little or no money down if needed) and very attentive your needs. She's also a great negotiator!

A first time homebuyer is someone who has not OWNED a home in the past 3 years. If your name was or is on the title of a home in the last 3 years that means you are not a first time home buyer.

FIRST ANSWER

How long ago? how long have you been off the title? The answer would be NO if you still own it. The qualification for "first time" home buyer is not having purchased a home in the past 3 years regardless with whom you purchased it. Although, if you weren't married at the time, you may qualify. Check with your CPA who should be able to answer that question since they will be the one filing for the credit.
