I own a home in Cape Coral that is in the recently approved utility expansion plan. I am interested in buying an empty lot adjacent to my home.

If I buy this lot before they start installing the utilities and combine the lot with my property, will I have to pay two assessement fees?

Assessments go by the amount of road frontage. Yes you will have to pay 2x assessments but not 2x the hook up fees.

Yes, but you also have the advantage of combining the lots now and having the exemptions apply to both lots, saving you goo-gobs in real estate taxes and capping the amount you pay - that wouldn't happen with a lot somewhere else.

Technically it may not be "two assessement fees" as the assessment is based upon square footage of land owned. So although it may be one bill or assessment, the cost will likely be the same or similar. City of Cape Coral has a good website to search out answers: http://www.capecoral.net

Yes, you will be assessed for both lots as seperate parcels.

Yes, Each individual lot has it's own assessment.
I recommend you use an experienced Realtor with "The Davis Team" to negotiate the best price and terms for your purchase of the lot next to you.

Most likely yes. Whether you strap the lots together or not the assessments will be due on both parcels.
