I noticed a property in Lebanon, CT but I think it's overpriced,

esp. compared to similar properties nearby (recent & new builds with more acreage). Historic 1700s home w/ 6 fireplaces, 2 acres, asking $379.9K MLS: G504837 Is this property fairly priced, or should I be able to make a lower offer or wait for them to drop the price? I saw the last sale price was about $322k three years ago--this sounds like a very optimistic asking price. Your opinions? Thanks!

I believe it is fairly priced since it is priced by licensed realtor who have not only experience but also real time MLS info in hand. There is no reason why a listing agent want to overprice a listing so that it won't sell. How do you think? especially listing agent needs to come up marketing cost, and if not sold, listing agents will loose money.

On the other hand, if you love this property, you should make an offer based on how much you think it worth to you? One good news is that mortgage rate just collapsed http://www.bankrate.com/brm/graphs/graph_trend.asp?product=1… you may end up paying less each month for this nice house you love.

The bad news is that you will have more competitor for lower mortgage rate. All of a sudden, many other buyers will be qualified. So, do not wait, if you like it. Just like you see a very nice girl, and you love her so much, do not wait to marry her. If you wait and drag, you will see more competitors coming soon ...
