I notice there are always so many homes for sale in Eldorado, why is this?

Eldorado is one of Santa Fe's popular subdivision communities. I see the property you referenced was in town in one of our established subdivisions, Casa Solana close to the Plaza. The difference between the two is often location, size of lot and age of homes.

As for why there are so many for sale in Eldorado, I would say the subdivision is larger than any within the city limits. The majority of the nearly 3000 lots have homes.

I'm not sure, is it true that the lack of water situation may be a problem in the near future?

Yes, there is no water - and they are leaving by the troves.

Thank you for your question. Eldorado is a search area in addition to being a fairly large subdivision southeast of Santa Fe. Because of its relative commute, the size of the lots and the sizes of the homes, it is easy to see why there are so many homes moving through the market in that area.

Are you interested in a particular home or just curious? I am available if you would like to see specific homes, get an idea of what is truly available, not just the list price. These are mostly custom built homes in the area, so it is quite unique in that respect. Country living, close to town. You have the best of both worlds.

I lived in Eldorado for 5 years before the year 2000. The community is pretty, nice houses, good walking paths, big lots. Mostly newcomers to Santa Fe, from other states. People came to find nervana, and seemed to find isolation. At that time the community was heavily run by real estate agents (i.e. on the board of directors). Whose main interest seemed to be to keep the community looking clean and (re)salable.
I do not know if things have changed since.

Thank you for your info. It sounds like you have moved away from Eldorado. Was it the isolation? Did you move closer to town?

Eldorado at the moment has 44 active listings with an additional 24 properties under contract, or pending sale. There have been 65 sales in the last six months, so we're in a particularly "hot" period for sales right now.

The actual Eldorado Community has about 2718 lots, with the largest number of these built on already. There are only a few handfuls of vacant lots still there. There are give or take 6 thousand folks living in Eldorado. Homes built are about 2650.

As for the real estate market there, it is hopping!
