I need some help with a downpayment in order to buy a home. My creditt score is around 740. Any ideas?

I would say check out the H.I.P. program as well but that is only or first time buyers. Sounds like if you have to be in Churchill district you're going to have to find a HUD Foreclosure and utilize their $100 down payment program, so you're not going to be able to be picky at all - assuming a HUD will ever even come up in this nice area of town. Also with buying a HUD home, they can pay up to 3% of your closing costs.

There are several ways to one of course the USDA program available to those buyers in certains parts of the city. If your VA there are some Builders paying or will help you with closing cost if not all which in turn will help you quite a bit. There's so much more info needed in order for us to help you Where you want to be?,What your trying to purchase?,What money do you have if any, to work with? Really sometimes depending on the home and area and providing it appraises you may even be able to roll in some of those costs in your loan...but your lender can help you with that also. Remember dn.pymnt.is 3.5% of the sale of the property that is usually required by the buyer... the rest is what's considered your closing cost and depending on the negotiating you may have the Seller contribute as well...I'd be glad to help....

Depending on what area of town you are looking to buy. There are some areas that qualify for a USDA program on which you go in with 0% down. Or, If the seller contributes with the closing costs, you will be able to save a portion of your closing costs towards the downpayment.
