I need clarification on the closing costs for a cash buyer on new construction. I know there won't be an appraisal fee or lender fees and

charges. What are the other closing cost fees a cash buyer is responsible for? Are there City Transfer Taxes and/or County Transfer Taxes, Title Policy? Are there any closing cost fees typically split between buyer and seller (builder)?

Typically on new construction the Builder passes on title, escrow, and transfer fees to the Buyer. The builder and/or their escrow company should provide these to you. The fees vary by State, County and City.

Closing costs are typically provided by loan officers via GFE(Good Faith Estimate). This is normally the case in the State of Connecticut.

You may also want to double check with your local loan officer.
