Angel,

I have another program that you could go through to get a loan at this moment but I would really need to speak with you. The program takes about three to six months to complete depending on how you budget etc. The other question that would be important here is whether or not you have had any late payments in the last six months. It is required that there are no late payments for a minimum of 6 months to qualify. The program is called NACA, they are a non-profit organization located in Decatur. I have several clients that go through this program and have just loved it. Go to their website and read about it and then call me so I can answer any questions you may have. If your not working with an agent already I would love to represent you. The first step to this program is to attend their 4 hour workshop.

If this interest you, them please call me so we can see if you qualify. This program is not credit score driven but character based instead.

Angel-
I can qualify you with a minimum 550 score. If you can get some items paid off and try to obtain some minor credit card that can help build positive credit, you'd be surprised how fast your score can improve.

Let me know if you would like any assistance.

I have owned a credit repair company for 10 years lectured to 1000's.

It depends on credit issue if those negative items are 2 years or less has a huge impact on tanking your credit scores. Paying off debt and closing accounts lowers your scores. Keep accounts open.

Most good credit repair companies can clear your credit within 90 days. You may have to open charge cards that you provide a $500 in cash charge against that $500 they report to credit bureaus increase your scores.

Lowering debt ratio is another factor it takes approx. 60 days for credit bureaus update your pay off.

I think you need to talk to a loan officer. I would advise you that I think a score of 513 is a little low, but you can bring it up to get a loan. I would expect to get it up to around the 630 and banks would be willing to start you a loan with a higher interest rate. It will help if you have money to put down. That will be a major help. I would put that money in a bank and let it start having a paper trace now. So that money will later not have any questions as to where it came from. There are things you can do that will drastically make your score jump. You need to talk to a savy mortgage broker to find out these things. I would do it before paying things off. You might be suprised that you may not need to pay off some things. Make sure you talk to a mortgage broker not a bank. The mortgage lender will be able to help you more than just a bank.
