As you can see you have many agents to choose from. The sale of your property will depend on the condition, location, and price. I can help with the condition and price. The next task is to market and advertise the home with great pictures and a great writeup. I have a 61 step listing plan. Finding a home is easy. We just continue to look until you find the right one. I am a great listener!
I would like to apply for an interview. Let me know what day you are available.
If you’re considering buying or selling a home, selecting a real estate agent is the first important decision you will have to make. While there are many qualified real estate agents out there, it’s important to decide on a professional who will understand your needs and individual preferences, someone who you can respect and trust. Nearly four out of five homebuyers and sellers enlist in the help of a real estate professional or broker. Whether you’re looking to buy a new home or sell the one you’re in, choosing a professional who best fits your needs
is vital. Here are some questions to consider when choosing an agent:
How long have they been a real estate professional?
Do they work full or part time?
How long have they been working in this particular area?
What type of homes do they usually handle?
How much of their business comes from repeat customers or referrals?
How many homes did they sell last year?
How often can you expect to be updated, regardless of any progress?
Above all you should choose an agent that you feel comfortable with. Your real estate professional will be your guide through the entire process of buying or selling a home, and can be a valuable resource. Make sure that whomever you select is well suited to your demands.
I’d love to hear from you and have the opportunity to discuss why I may be right for you. You may also find it worthwhile to explore my website, it has plenty of information to cover your real estate needs. My site allows you to perform very detailed searches using search fields typically reserved only for real estate agents, so it’s a great place to start.
Don’t hesitate to call or e-mail me with any of your real estate questions, I would be delighted to help you make the process of buying or selling a home a really smooth one.

One benefit I offer that few other realtors can is that I am an attorney -- I practiced law for nearly 8 years prior to entering the real estate profession (I was a litigator.... in the courtroom). As a result, I have EXCELLENT negotiation skills (which is just what you need in this market -- whether as a buyer or a seller).
If you haven't already decided on a Realtor to assist you, I would appreciate the opportunity to earn your business! Feel free to give me a call 24/7 on my cell at 610.324.5240. (By the way, I would encourage you to interview 2 or 3 Realtors before deciding on one.....you should choose the one that you feel most comfortable with and whom you feel you can trust......you'll be working closely with this person and you need to "like" them:)
One more thing: you can search ALL available homes in the local MLS on http://www.CollegevilleAreaHomes.com.
Good luck to you! Please don't hesitate to call me with ANY questions you may have!:)

I am sorry to hear your last Representative did not meet your expectations. I strive to be the best to all of my clients and I would be more then happy to send you references of very satisfied buyers/sellers. I know alot of people have already responded to your post so forgive me if you already have representation. Like an agent stated below, it is important for you to interview a few agents so you can fully understand and comprehend their business plan and marketing strategies. The agent should assist you in pricing your home correctly. Make sure you do not price to sit, but price to sell at current market value. I am very familiar with the Schwenksville area as I live and work in the area. If you are still looking for an agent, I would love meet with you to discuss a new fresh strategy
I am sorry you had such a bad experience with your last real estate agent. You have a few agents who would love to work with you below. You mentioned buying before you sell and was wondering if you had any help obtaining a mortgage as of yet. Everyone's situation is different so I don't know if you are buying cash or if you want to take on paying 2 mortgages.
If you need any help with a mortgage or a referral of a great agent in your area, feel free to contact me. The very best of luck to you!

You could possibly start by interviewing a few agents, it is very common these days. You need to be comfortable with your agent that represents you. Please let me know if you would like me to prepare a listing presentation for you. I look forward to hearing from you.

You are thinking the right way. A strong agent can be the difference between success and failure. You have had some pros answer you already who are local to you - we are in Philadelphia but know a couple of great agents who service Schwenksville.

If you need a referral, let us know. Otherwise, we wish you success. There certainly is ample opportunity out there right now.
I am a local realtor working out of my Skippack office. I apologize greatly for the lack of service you received during your last listing period. I would be more than happy to sit down with you and provide you with several references of past satisfied clients. Reliability and dependability are definitely things to look for with your next agent, but you also need an agent that is willing to go beyond the basic services to get your home sold in the current market. Please feel free to give me a call, I am here to help.

I think I remember seeing you on here before.
It seems like you have had a series of disappointments. Working with me will be an entirely different experience for you. Here are some things that I will provide for you if we work together:
1. Current references from buyers and sellers who have had less than easy transactions (I never seem to do any easy ones.
2. Experience with VA loans. I am an appraiser on the VA panel, so I understand what the VA looks for when determining value, condition, etc. for lending purposes.
3. Experience as a loan originator who has actually written VA loans. I actually wrote several VA loans prior to June 1, 2008, so I can give you those references as well.
4. Patience and understanding to help you find the home that is right for you on the terms that are right for you.
I am a firm believer that you cannot SELL someone a home. You should be their guide in helping them find the right home. If you listen carefully and provide the buyer with the things that they are truly looking for, you really don't have to SELL anything. But, you CAN be a GREAT BUYER REPRESENTATIVE. That is what I would like to do for you.
If you would like to see a Preview Buyer Agent Package, I would be glad to email that to you. Also, I will send you the 20 questions you should ask your realtor BEFORE you hire them to be your representative. Just contact me at your convenience and I will provide you with the materials to review. Then YOU will make the decision.
