don't want to sign a contract with that company agreeing to have them treat the house every quarter/annually etc. The house has no termites so basically I just need the letter for closing. All the companies I've called will provide a letter on the condition that I'll use them to treat the house in the future.

How do you know the Home does not have termites if you haven't had it inspected??

Go ahead and call Residential Inspector of America. You can order just a termite letter without getting service. The number is 770-476-4963

I have never heard of any company requiring that you sign on with them.

Most companies will provide the letter for $35 to $70.

You can get a free one if you agree to treatment.

You might want treatment. I mean, you really want it. Trust me.

FIRST ANSWER

Are you certain that you have your facts straight here Noel? This just doesn't sound correct to me, unless things work much differently in GA than in AZ. We have termite inspections all the time in order to prove to the bank that the home doesn't have termites. It's a condition of funding the loan. Sure, the company that performs the inspection will try to sell the new owner a warranty, that's just sales! But for them to require you to purchase a warranty just for getting an inspection is nuts! Hopefully you have a buyer rep who can sort this out for you. If it really does turn out that you have your facts straight, then I guess you will have to buy the warranty in order to get the clear letter in order to close. Yikes!
