Hi Arline,

I am a licensed real estate agent in Arizona and I have worked with quite a few buyers who have purchased a home using the USDA Rural loan. In fact, I am currently helping 2 more homebuyers using the USDA Rural loan. So, I have closed, am familiar with and knowledgeable about the USDA Rural loan.

Thanks Angela, I am aware....thats why I offered to answer any specific mortgage related questions, being a local lender to the poster. Not sure of your point in that post, sorry to offend.

Kyle-I would like to point out that each of us Realtors advised that very thing! :) You also need a Realtor who understands the type of financing being used to make the purchase.

Hi,

You need to speak to a mortgage company, not a Realtor....they are the ones that know how and what it takes to close a USDA loan. Did you have a specific issue or a question?

We do many USDA loans every month, if I can be of assistance let me know, we are an AZ mortgage banking company.

Arline-We do quite a few USDA loans here. Same program, different state. Go directly to the USDA website for AZ. There is a list of approved lenders. http://www.rurdev.usda.gov/az/PDF/GRH%20%20LENDER%20LIST.pdf

Not all banks/mortgage brokers do them. You DON'T want to deal with someone who has not done them before. They are relatively simple loans. But they are another government insured loan so they have their share of steps and procedures. Start with getting pre-approved for the USDA Loan first.

If you need, I can locate a Realtor colleague in AZ who is familiar with USDA to help you along. I have some lender friends in Scottsdale and Phoenix, although I won't bother you with their info until I get word back from them whether they are doing USDA loans. I sent them an email when I read your question.

Happy Home buying!

Hi, have you asked the Mortgage Consultant that help you to be pre approved? You are pre approved, right?

Here on Trulia you can pre interview some. Go to Find A Pro, go to aCity in Arizona close to your residence or place you are looking to buy, and then preview some agents information.

Best and Buy!
