I'm looking to buy a home on land contract. I could use the help of an agent who is creative and who will fight for me. Anyone up for a challenge?

My husband and I are looking at either staying in the Western School district, or else south of Jackson. We've seen several homes a few blocks off both Lake Leann and Lake Columbia that were in our price range. (79-99k) Something where we could get a payment around $800/mo or less. (Inc taxes and ins.) We'd like 3 bedrooms with a garage. It might be nuts to think we could get near a private lake, but maybe not, since there are many small homes for sale near them. Otherwise we'd like to stay in western schools. Our downpayment comes from my husband's retirement fund, which we can access in early December. It should be enough for the 10% down that most likely will be needed. (He applies in October and the check arrives in December)

I know that we're more 'work' than your average buyer, but if someone would be willing to really help us, we have a good shot. I've had a couple of people run searches, but that's it. The problem is, I can't help wondering if some of these homes that have been on the market for so long might now be willing to consider a LC, when maybe they were not when they first hired the realtor. (In other words, maybe it wouldn't show up on a search.)

Are you looking in any particular area? If you could tell me a few more details I can email you a list of homes that re currently going on Land Contract.
How much are you looking to spend?
How much are you putting down on the land contract?
Where do you want to live? I see you are from Spring Arbor, I live in Concord. Do you want to stay in that general area?
