I'm planning to buy a home june 2013. looking for 4 bed, 2 bath, year built 2000 and on, 50,000- 130,000 anywhere in SW, W, NW, E and Henderson area.

OK. Now that LVRealEstateHelp proves that there are home fitting your perameters, do you have the cash or will you need financing.

I wanted it in cash. Anything beyond my range I will need financing which I dought I can get it, Just had a short sale last Dec and BK this year. Not be able to draw out my money until June when I turn 59 1/2 yrs old, Just doing my little homework right now.

ome prices in the Las Vegas area are up 7.3 percent from a month ago and nearly 31 percent from last year as supply stays short.

Officials with the Greater Las Vegas Association of Realtors said Tuesday that the median price for a single-family home sold in March was $161,000, up from $150,000 in February.

At the $130,000 price point for a 4 + 2 you will need to make an all cash offer to have any chance of getting an offer accepted. There are multiple offers on good, houses below $150,000. I need to be honest with you. A 4 bedroom, 2 bath home would be difficult to find if it were sold by the owner. However, if the banks release a number of foreclosures you may have a shot at purchasing a property for that amount of money.

Please keep in mind that Las Vegas is still number one in Foreclosures. I may be able to help but to be honest we have few homes on market and homes are selling for more.

The Real Estate market in Las Vegas is very difficult for buyers. There is tremendous demand and very little inventory. Most purchases are cash and there are multiple offers on most properties. There arena few HUD homes. That is a online bidding process . I can se t up a search for you to see what is available.

This is very doable. I would love to help you. Just recently I was able to beat out a CASH offer with a FHA offer! We got a 1 story 4 bedroom with pool $156,000. Less than 1 Mile From Summerlin!

Good luck finding it. Most of us have been looking for this type of home for clients for a long time. The competition is fierce for homes in this price range. You will have to go $10,00 or so over the list price to get the home. BTW: you will be competing with about 15 other people who will also be paying cash.
