As an employee of a nonprofit that supports, creates, and preserves affordable cooperative housing, I will tell you this: A recent case where a man claimed to be divorced in order to pass the income guidelines to buy into an HDFC building was "caught" when his wife and kid moved in. His board felt wholly duped, and now someone they might not have approved because of income restrictions is living there.
Boards will be wary of this now, because our organization was made aware of it as a sort of scheme to "get in" to an HDFC. Some HDFCs, especially the pricier ones, may not care. But be very careful about what you try to get away with, and if you genuinely want to buy in an HDFC because of the affordable price and your income, make sure you have a document ready to verify the separation is in the works or legal and permanent, because some boards are on the lookout for falsification.
