I'm looking to start buying and renting out homes, I have absolutely no experience but I am business savvy. Is there any advice you guys can give me?

Have you considered financing for this property? There are some things to think about when buying an investment property. Well first off since this is an investment property and not your primary home, things will be treated differently when it comes to finances and rules. You can no longer qualify for any of the first-time buyer perks like grants or an FHA loan unless you actually plan to occupy this property. Otherwise, you will be expected to pay a higher down payment and interest rate if this is your second property. Either way, you should speak with a lender like myself that would be able to help you with your questions when it comes to financing. Well I hope this helps! As an investor in Texas you must put a minimum of 20% down or pay cash for investment property.
There are many options available in the Arlington, Tx area. I live in the area and very familiar with Arlington, Mansfield,and the surrounding areas. Give me a call 214-537-1770

There are SOOOOOOooooooooooooo many things you MUST know before buying a home...and a whole lot more regarding renting a home....and a pile more when the wheels come of the wagon and you need to dump that house. All of this is knowable and can be acquired in several months then experience becomes the teacher.

Perhaps you should consider putting your money to work in the funding aspects of real estate. Everyday you will read investors looking for hard money lender, short term loands, transaction funding. Much less rick, ultra high yields and build a network of like minded, profit minded people.

There is an emerging, single family home market that is ripe to start seeding now, that will meet your needs and avoid the rehabbing complexities.

The direction most appropriate for you depends on your situation. Be aware, if you are a fake cash buyer, just discharged from one of those investor semimars who teach finding a 'chump real estate agent is the key to success.....the profit of your endeaver has already been realized..

Finding properties that are move-in ready, or take very little work at a reasonable investment is important. That is why working with a realtor who has access to listings you may not see on consumer websites is crucial.

Just like any business, while on the way to success, you can pay up front by taking the time to learn, take smaller steps... or pay along the way by making mistakes, less disirable choices... If you have absolutely no experience, it might be beneficial to network with other landlords in your area, join an online investor's forum, or take some investing courses.

I work with investor on buy and holds and I have a team of experts I work with that will help you in renting either single family homes or Multi-Family properties. I also lease and manage property.

The first thing I say you should do is start the self education and seek out investment groups with like minded people.

While doing that start building yourself a team. That will include Agents, Lenders, Inspectors, Contractors etc that can help you find the right property and turn it into a cash cow.

With that being said you need to start now. Once you have your first property under your belt its rinse and repeat.
