I can't afford a single family home. So the next best thing for me is to purchase a condominium or townhouse that is within a 30 to 40 mile radius of Manhattan. I'm interested in Westchester County also like Yonkers, Bronxville, Hartsdale and Tuckahoe. My only requirement is a garage, because I like to work on my cars and have tons of tools. Please let me know if there is such a development.

There are plenty of developments that offer garages. You mentioned that price is a concern. The best deal on the market right now exists in a complex in Suffern. Before we speak, you might want to think of a monthly budget that is comfortable for you. After all, that will determine a great deal.

I have some friends that live in Bon Aire in Suffern, and their condos are not Co-ops...My point is that not all of the condos their are co-ops. It might be worth it to just drive up there and check out the open houses.

I have been considering Suffern for the longest. Its proximity to NJ shopping makes it a plus. I have taken a trip up there and looked at the Bon Aires Complex and did not like the fact that they are Co-Ops. Most of them have been on the market for a very long time and I just don't like getting myself into a co-op. I didn't know that the Stonegate's were condos. They are a bit pricey. Your last few words got me wondering though..........should I still be looking for a SFH versus a condo?
This was recently posted on For Sale by Owner.com: Listing ID 21938268 - looks nice, but a bit pricey. I used to live in Stonegate, in Suffern, which I thought was a great complex. The units are not new, but the complex is kept up very well and it is also near the train, if you were to travel to Hoboken and then to Manhatten via the tubes. It is also close to the NYS Thruway, a couple of exits from the Palisades Parkway. Here are a couple of units that have garages in the complex. I have also included some single-family foreclosure properties on which you might place an offer - taxes and maintenance vs. common charges. Good Luck!

As Sil mentioned, the Hamlets in Nanuet has units that may fit your needs. There are also other complexes in Rockland County that are close to NYC that are asking less than $400K. The post below from Louis in Valley Cottage is probably one of the complexes I was thinking of.

Titus - there is a community call the Hamletts in Nanuet NY - there is a bus that picks up commuters right in our development that goes to Manhatten - we are about 35 min from NYC - right down the Pailsades. The townhouse is in the quiet Treetop Section of the Hamletts in Nanuet NY - it is a corner lot with no units behind it. It is 3 floors - the top floor has a 1 master bedroom with a balcony and a full bath and another room on the same floor - we have it open and use it as another living room/ office but other unit owners have closed it off to make a bedroom. There is a landing with a 1/2 bath then the 2nd floor has a kitchen and dining/living room and another balcony off that. The 1st floor has access to the one car garage, another bedroom and laundry room. The dining/livingroom and stairs/landings are all hardwood floors. The entrance way and 1st level are tile. The driveway fits 2 cars and there is plenty of visitor parking. The pool and tennis courts/playground/basketball court are a one min walk away. We are going to list it at 375k. They have townhouses and condos with garages, and ferry access that goes directly to Manhattan. I think they are currently offering dollar for dollar matches on upgrades for new units.
