I'm looking to buy a Barratt American home in Winchester CA

I've seen a ton of inventory at the Barratt American Capistrano development in Winchester Ca. My wife and I chose that development because of their low tax base. We are registered to Realtytrac.com and saw that there are a lot of homes in foreclosure in that area and even the builder homes are vacant since they filed bankruptcy but we haven't seen any of the homes on the mls. Does anyone have any suggestions. I also heard the Ryland homes in Winchester also had low taxes and we would be willing to consider if the price was right.

There is a moratorium on foreclosures in California until mid-September, so you won't be seeing too many foreclosed homes coming on the market until after September, sometime in October. My suggestion is to keep an eye on the MLS in the neighborhoods you are interested. Because there is so much competition among buyers right now, once something comes on the market you have to be prepared to move quickly. In other words, put in an offer as soon as possible. That means you need to have all your paperwork in order, Pre-Approval Letter from your lender, proof of funds, and purchase contract ready to be submitted. It might be helpful to have a real estate agent represent you and your best interests during the process. If you would like any help, please feel free to contact me.
