Short sales have come a long way since 2006. At that time, banks were struggling to adapt to a new way of doing business but they now have in place processes and procedures and are finally getting these listings done in a reasonable time frame.
What is reasonable, you may ask? 90 days on the short side and 120-180 days on the long side. Of course, some short sales fall outside these timelines. Over the past 7 years, my colleagues at Signature Settlements and I have been very successful in closing all short sale listings we have worked on with a waiver of deficiency. It takes a competent team of professionals to stay on top of these lenders and negotiators to be the "squeaky wheel" so-to-speak and hammer away at them to get approvals for our clients.

I normally do not use a settlment company for negotiation but do keep one in reserve if they are needed depending on the particular short sale situation.
