I'm looking for an active 55 and over community in the Plano, Frisco area. I have looked at Frisco Lakes, by

Del Webb. I really liked it, but was wondering if anyone has heard good or bad things about the community. I will be selling my home in Massachusetts in order to hopefully buy a place in Texas (looking for the $160,000 range). Thank you for any input.

Hi Donna,

Big move to Texas. I'd be excited and anxious if I were in your shoes. First off, I have snuck in and enjoyed many of the golf courses in these communites, and Heritage Ranch's amenities are my favorite though my score card would say something completely different. There is a ton of high end commercial development going on that is far enough away that it's not a bother, but close enough that is very convenient as well. Did I mention that the Allen outlet mall is very close? If you're anything like my wife, you just let out a little yelp of joy. Congratulations on moving down here and it looks like you have 7 realtors willing to get their noses dirty for you so you don't have to stress out about that.

I don't want to repeat what others have mentioned. I serve clients who have considered senior living. Some of them love them while others did not like the fact that you must pledge to spend X amount in their restaurant to support it. It had been a deal breaker for some so I'd love for you to know about it.

Hope you find what you are looking for. It's beautiful in these communities, as mentioned - Frisco Lakes, Robson Ranch and Heritage Ranch.

Frisco Lakes is a very nice and highly desirable community, however list prices for that area tend to start in the high 190's. For your information, there are no 55 and up neighborhoods in the Plano area, but as has already been noted there are other places close by, like in Heritage Ranch in McKinney. The Heritage Ranch area is a great neighborhood and is a very social area. Let me know if you have any further questions and have a great day!

Besides Frisco Lakes and Robson Ranch, there is also Heritage Ranch in Fairview. But, as noted in other responses, you'll pay more than the budget noted. The least expensive home in Heritage Ranch in our MLS right now is a 3-bedroom home at $192,500. These are fantastic communities and I have happy clients in all 3 leading very social lifestyles. Some are retired and some are only semi-retired.

Del Webb, I feel has better comunities else where. Las Vegas it did great when I was there. I was excited when I first saw they were coming here. A little dissapointed on what they offer. They are higher price than what you are willing to spend. The one in Frisco does not offer the same amenities as other ones offer. It is also of 423 which is a busy road here. They do have plans to widen road, but not yet. They also have plans to put up a grocery store near, but it is not there yet. You have to drive to it. It is by Lake Lewisville. Where exactly do you want to be? Do you have family in Plano?Frisco? A lot of people that I have sold to? Wanting to be closer to families? are buying more affordable homes near them. Since you are are coming from Mass? What part? Is there public transportation by you? There really is none in Frisco. You have to drive. If you tell me all your wants and needs?
