of stone mountain. I've recently got approved for a loan, and have a few listing in mind that I have seen online. also looking for an agent who can provide information on closing cost assistance. I'm not looking to purchae an expensive home, i will be starting grad school in the summer, and dont want to spend more than 70k.

In addition to the programs you mention, there are many others. I would be glad to go over them with you to see which you will be qualified for and will meet your needs. The state is offering lots of money, both grants and other money, why not be well informed and make use of it?

Are you looking specifically for a foreclosure property because of price and possible investment down the road? The home costs in this are have dropped significantly in recent years, however if you plan on fixing up the property yourself and then living in it for a couple of years, you could then resell when the market turns around. Or you could consider keeping it and renting it out.

Are you aware that the median sale price in Hidden Hills has gone from 148,500 in 6/06 to 68,562 to date? That's a drop of 53.82%, why would you want to jump into this?

That data is off the FMLS and compiled by SMART, a program we appraisers use as we're required to provide additional statistical data in all reports effective 4/01/09. There are much better options out there, and I say that as an appraiser and broker.

Why stop at closing costs? Learn how Georgia first time home buyers can get DOWN PAYMENT ASSISTANCE too. One of my clients is getting up to $8,000 from Dekalb County right now while another one is working with Gwinnett County to get $7,500. I commend you on doing your footwork (so to speak) upfront. Loan approval is most important before making offers, especially on foreclosed homes.

Several of the homes in the Hidden Hills subdivision are listed with HUD. Many of these are in great condition. HUD is currently offering to pay closing costs and up to $1,000 allowances for update the home as you wish. Also, as an owner occupant you could buy property with only $100 down payment. Not any agent can sell HUD homes. They must be a HUD registered agent through there brokerage.

Having a good rapport with banks and other REO agents means having first hand information of all available inventories, many times even before it hits the market.
