I'm looking for a 4 br 3 ba house with a pool as close to disney as possible for under 150k. Where are the best areas for short term rentals?

I'm planning to use it for 2-3 months in the winter and lease it weekly the rest of the year.

As close to Disney, I've supplied everything available in Osceola County where Disney is located also in Orange & Polk Counties being the immediate surrounding counties.

As I am sure you have discovered, $150,000 does not get you that close to Disney anymore, 2 years ago yes, today no. I see Tony found a few over on US 27 in Polk county (and I note one is already gone).

You are smart to go for 3 bathrooms. I always tell my tourist clients to buy as many bedrooms as they can afford.

The best areas for short term rental cost a lot more than $150,000. The cheapest 3 bathroom in my "Top Resorts" search is priced at $190,000. It is in Windsor Palms with an east facing pool. Next cheapest is $200,000 in Bella Vida with north facing pool. There is a west facing pool at Lake Berkeley for $210,000, but it is pretty small. Sorry, welcome to reality.

My research shows that prices have been flat, at best for the last 2 years.
and that there are still plenty of short sales and foreclosures still coming on the market.

As of tonight there are only 9 homes with 4/3 and pool close to Disney (the Four Corners area) that are priced below 150K. Of those 9 six are short-sales (meaning it could take 3 to 9 months to reach a closing date), the other 3 could be purchased in 45 days or less (a foreclosure and two resales).

If you are buying Cash it should be fairly easy. If financed you will require 20% down for an investor loan.

Inventory of homes are down right now; so not many choices of price max. I personally think the best subdivision is Emerald Island; however, prices are much higher. Davenport and south Clermont will give you the best 'bang for the buck' while still being within 30 minutes of Disney. I have been working with investors for the past five years through purchase, renovations, tenant placement and management. I would be happy to share my experiences with you and past results. Thank you for posting your question. The Four Corners area is where you will find the short term rental homes near Disney World. It's called the Four Corners as the counties of Lake, Orange, Osceola, and Seminole Counties meet.
