Unfortunately, if you were looking at the townhome on Carlisle, Unit 114, it went into contract today and is now showing as "pending." If you were the lucky person who purchased this home, congratulations!
In looking at this lovely home on Carlisle, which is a two story, 1100 SF townhome style building, I don't think this was an apartment conversion, but is a newish homeowners association built about 2 years ago. The property is quite lovely and the homes are fairly large. The schools are excellent--Stocklemeier (with a new 2008 API of 955), Cupertino Middle School and Homestead High School If your family includes children, this is a lovely home with a good location and great opportunities. Best of all, because this is in a better school district (Cupertino), the home should appreciate faster than in other areas.
On the other hand, the Evelyn Glen properties (which I saw long long time ago) are lovely too. However, the school district here is Santa Clara, and the elementary school is Braly with an API of only 816 (2008 figures), so it's not quite as good as the Cupertino school. Homes at Evelyn Glen are starting in the mid $500s, so it may no longer be possible to purchase a KB Home here for $510-515 without some serious negotiating. While this home is also new, I do think that the three to four floors of climbing steps can be a bit overwhelming to many buyers, so the buyer for this home will be younger and that makes the school district--in my humble opinion--more important at Evelyn Glen.
So, in this case, based on price, future potential for home valuation appreciation and school district, I would have opted for the Carlisle property.
