Do you know that a buyer’s agent has a fiduciary duty to look out for a buyers highest and best good? Since the seller pays the buyer agents commission it costs you nothing to be represented. I suggest you find a buyers agent and work with a Realtor (not all real estate agents are Realtors).

As suggested, a Buyer's Agent would be able to run comparable sales to give you a range of value for any home. Buyer's Agency can be for one day, one home, one week, whatever you and the agent agree upon. Your buyer's agent is legally required to work for your benefit and can negotiate the best price AND terms before you make an offer.

There is no magic formula, especially in this market, for an offer until the estimated market value is determined. If you are concerned, keep in mind that your lender will have the home appraised before they agree to lend. If you have any specific questions about over appraisal, I suggest speaking to your lender.

Hi Jordan! Shirley gave you good information because your buyers agent (who represents your best interests) should be providing you comps based on the current market that should help you to arrive at the homes present value. From there you can formulate your offer. Remember if you are a new homebuyer you can take advantage of the up to $8000 tax credit!

FIRST ANSWER

First, do you have an agent? If so, the agent should run comps on homes in that area to see what they sold for. That (along with other information) will determine your price. If you don't have an agent, let me know. I know some great agents in your area and would be happy to find one for you. I lived in Michigan until 2000 when I moved to North Carolina, so am happy to help others from MI find the right home at the right price!
