I personally purchased 6 new homes from a builder...and they are "all" in deep trouble..my offer was 27% less on one and grabbed 2 at 54% off his listing price.

Don't be bashful...make a ridiculously low offer, they'll probably take it..Here's what your ramen eater wont tell you..the builder typically build the home for 67% of the appraised value, that's the most banks will finance in a construction loan..so look at the price and start at 33% below that, if he's got specs completed he's paying the monthly note..so a 33% low offer will probably make a lot of sense for him to consider

FIRST ANSWER

I have sold many new homes in Fernley, from all the diffrent new home builders, I recomend an offer of around 10% to 15% below the asking price along with some seller consesions. You may get a counter offer, but this will get you in the ball park. The new home builders are now selling there homes for less than what they owe on the property. They have to get a bank appoval.
