I live in WINDGATE RANCH(Across from Silverleaf) and yes without a doubt you hear noise. some months are busier than others. The good thing about the Scottsdale Airport is that the planes do not run at all times. Most of 85255 in in the flight plan and it is the most desirable place to live. You will love it in Silberleaf and the surrounding areas.

Yes, there will be noise. However, less at night and during non peak seasons where corporate and private flying brings Scottsdale Airpark traffic down. Unlike, Sky Harbor where the filght traffic is consistent.
However, trade off in less street noise. If you ever go out in Phoenix or Scottsdale at night and just listen, you will hear a constant drone/roar of traffic. Our ears get accustomed to it in the City. Think you will be pleasantly surprised in the Silverleaf area.
Also, less light "noise".

It's always amazing to me when you have an area that commands the most expensive real estate in North Scottsdale. yet it's in the flight path of the Scottsdale Airport as well as being in a flood zone. I lived in CA for 24 years and it amazed me how many gorgeous homes there were along Sunset Blvd which had such heavy traffic. Everyone is different and Silverleaf is so beautiful and the views are incredible that most people don't mind. As some of the other agents said, you should go there and see if it bothers you as no one can tell you for sure if the noise will be too much. Some might say, "what noise" and others will say it drives them crazy. There always seem to be trade offs in real estate as in life, just as long as the positives outweigh the negatives, then you can't lose.

DC Ranch and Silverleaf are directly in the flight path from the airport. The level of noise will largely depend on where exactly their home is located. It appears landing track 21 A goes smack right over DC Ranch which is adjacent to Silverleaf. Best thing to do is visit the area during high traffic time to get a personal feel. Its all a matter of opinion! I would suggest to view the area in person to determine if it will be a problem for your self! What may bother you may not some one else.
I use to work in the area and hardley noticed it however may be different living near it at night.

I can tell you that most of the air traffic occurs during the events weeks and in particular the TPC and Barrett Jackson.
The airport doesn't carry a major hub for large bodies jets and air cargo planes so In my opinion it's very livable.

My other suggestion would be to get an opinion of other neighbors in the area or the current resident of a home you are interested in .
There is also a soon on the Arizona Sellers Property Disclosure that requires the seller to inform you if the home has an issue with nuisance noise such as airport noise or if it is in airport traffic area.
A call to the Scottsdale airport might also tell you when the frequency of flights is and when they usually have heavy traffic traffic.
