Hi, If you are interested in the west coast, there are some great deals right now in the Pasco county area. Shady Hills to be more direct. But a mobile under $60K will need work and most probably be located on an unpaved road for mobiles with land ownership. If you are looking to be in a mobile home park that is 55 plus and over you may find a deal in that price point. Pasco County is a great area and is close to all amenities, including Tampa and Clearwater.

What seems to be the holdup on your move? You posted your question in April. Have you spoken to any realtors down here in Florida to assist you? Do you have a target date for your move? I'm doing similar searches for 2 other clients - if you want to send me your email address, I'll copy you on them. It is very difficult for you to do your own searches since it is hard to narrow down the parameters of a mobile home or Manufactured home.

Do you mind WHERE on the west coast you live?
The price range alone will narrow down your options.
Also, just fyi - it would be better to buy if you can, since you'll have tax advantages.
But if you rent, what is the payment you are trying to stay at?
