Hi 'Joey", as previously answered, this house can be a short sale now or will become a foreclosure home.
I just came from an appt. The seller has lost her job and now is forced to sell. The house is a 3/2 1300 sqft home FIXER in Anaheim.. Not in MLS yet.

This would definitely be a short sale property, they owe more than they owe about the same as when they bought it.

I can track down the owner for you, if you really are interested and handle the short sale with the bank too.

A short sale is better for everyone in this situation. For you, to get a great discount on current values, for the owner (hopefully he didn't do a deed in lieu) because he won't have a foreclosure on his credit and for the bank because they will actually make more money on it by agreeing to a short sale than taking to auction or back to come on in the future as an REO.

Hi Joe -

This property may also have been returned to the bank on a Deed in Lieu and the bank may not have recorded the deed as yet. That would be a reason it would not show up anyplace and why nothing has been done with it.

Hello Joey,

That home is not showing active in our MLS system, nor do tax records indicate that the home is in notice of default/foreclosure. Though due to the amount of work the banks are under, this does not mean that the owner is not behind on payments. Many banks over the past year have neglected moving forward on notices of default owners.

This home did sell for $625,000 back in March of 2004.

You can always try contacting the owner directly in attempting to discover if he is interested in selling.
